Life Tips #1: Selecting a Pre-selling Condo/Condominium in the Philippines
Some things to consider that you may not realize when get a pre-sold condo/property by Jomar Hilario
1. Preselling mean the condo has not been built yet. That's why the price is cheaper.
2. This also means you're not sure if they'll ever make the building according to plan.
3. That why you should select a large developer and not one you've never heard of or a tiny one in the provinces. My family lost 100,000 because we invested in a tiny developer.
4. The easiest way to see if the developer is "big" is to checkout their financial statements ONLINE - if they're a public company. Click here for an example.
5. Public means they're listed in the Philippine Stock Market
6. So open a newspaper and go to the Finance News and look under "Property"
7. Those are the biggest developers (who are public or "listed") in the country.
8. If the developer is not there, they're "private" so you may have to ask them directly - by going to their offices (really!) what their OTHER projects are. Yes, this article was created by Jomar Hilario and if ever you intend to copy this my name is included please.
9. If they have very small projects and you're buying a small project (Meaning: condo building) also -- that's probably okay.
10. If they have school buildings and you're buying a condo --think TWICE and do it again. Answer this: if the real estate industry goes "down" (again), will this company have the money to still create your building?
11. Never ever deal with a person who says he's an "agent" . Only deal with Licensed Brokers.
12. Licensed Brokers typically know more information than you need than a "agent" - who's probably only after the commission and may ignore your requests.
13. I've dealt with 2 agents (one who simply resigned w/o letting me know) and their boss (who probably isn't a broker) and they all behaved the same: They never call back. They ignore your requests. They answer in the strangest way possible to avoid your questions. Yes, I've already reported them to their own bosses - and to the public via Twitter.
14. Document every dealing with the licensed broker by taking pictures using your cellphone or digicam of each meeting and document (a 2 megapixel phonecam is good). Keep everyone honest.
15. Never think that you'll stay in this one place forever - since its a condo and it's difficult to "add more space/floors" when your family grows. So always consider it's location, location, location.
16. If it's located in place or near a place with lots of offices (large commercial areas) then the location is good for starters.
17. So when you move out to your permanent place (a larger condo, a single detached house in a nice subdivision) it's easier to rent out your "old" condo.

Three things happened today
1. Morning, spend lots of time with Mr.Aboobacker, always give me more ideas and inspirations in business.
2. Went for marketing. 2 hypermarkets. Some small shops. Met a beautiful gal, too fashioned gal showing her stomach to public. Hahaha what a fashion !!!!.....after returning from the marketing, one car touch in our car. A small kiss. Our car already got police paper from other accident . So they gave us 200 qr for the damage.
3. Evening, I awake from sleep due to a call . It is from Sri Lanka. I dont know that no., he told me he got 13 miss call from my mobile......whats .......i dont know abt it. May be its a mistake from him. Anyway he talk upto his credit finish...after this I got a call from Ishwor to come to shop, a person waiting for me there. I went there and give some work for that person and return to room for some rest

Three things happened today
1. Too busy in the morning.
2. Had a good meeting with shaji, who is a good friend of me in software field. He share lots of ideas about the software market and also about personal life. He advice me in a goodway to save money for the better future.
3. Now i got a miss call from Ishwor-my team mate-. I call him, there is Mr.Alex-client - he return his latop due to some problem in it. It will be a headache for me. He dont want the same laptop.

Is Applegirl002 Fake or Real Talent? + The Music Apps she used + Marketing Analysis
Just last week, two videos of a Korean girl (speaking in Japanese, Korean and English) using 3-4 apple iphones (why not ipod touches?) and singing Lady Gaga's Poker Face and Beyonce's Irreplaceable.
She's pretty and pretty talented too. I don't have most of the apps she used (except for the nalog synthesizer and that's one's free). She mounted the iphones on a synth-like aluminum bar - just like synths and proceeded to tap the drums, keyboards, beat and effects. Plus her microphone is a another iphone with a vocoder like microphone app. She was probably using "Vocoder Lite" app. No. I tried it. It records then plays back. Not like a microphone app with effects. (If you're wondering why I know these things, I read the liner notes on most CCM albums (back in the day when pirating was next to impossible). I recall seeing "vocoder" in an old Twila Paris and a Tricia Amper cassette. There. Dated, as Peter told me the other day..
Beatmaker App is $19.95. It was the only app mentioned that was well enunciated.
What's clever about applegirl002 (http://www.youtube.com/user/applegirl002) is that it can only work if:
1. All the apps used (beat and rhythm) have record and playback.
2. There's a 2nd camera person in there, but in the first part of the video, it appears as if Applegirl002 is the one who turned on the video. Check her out moving from the screen to her "stage". Then eventually the camera shows 2 hands playing. So who's operating the cam?
3. Her dress, throw pillows all have apples, which means this Korean girl is probably really obsessed with Apple or this is a subtle ad for Iphone Music apps.
Watch. Marvel and Judge. Is this real talent, or lonelygirl16 "staged". She's pretty though and this Youtube channel is just shy of 700,000 views. Imagine if the mentioned app names where clearer, what kinda sales would that translate to? I'm sure by the end of the week, these 2 videos will exceed 1 million views each.
What lesson for the marketer? If you wanna make a splash, use UNKNOWN TALENT doing something unusual for your product/brand/service. Like applegirl002. Of course, kerygma magazine cover maker and photographer - a pretty face - only makes it more viral than it already is!
Note: I detect chinese too, did I hear that right? Comment on what you think!

Confusion
I am really confused.I am always concentrated in my job. No other things. In the business field, we can't take rest from our business.
I need a break. But I can't do.
1. I want to save money for a vacation to my home.
2. There is no responsible person to handover my responsibility.
I do lot here to develop to this stage, so I am really confused with it.
I ask help for a decision to two of my friends.Both of them give me advice , their approach is entirely different from each other.
1: My Gf : She told me to take vacation . We have to enjoy life and don't avoid our family. Money will come and go and don't go for the money. Relations are more important than money.Also she advice me to change my lifestyle and it will improve myself.
2: Mr.Aneesh :( like my elder brother) : He know me very well. With his approach, he told me : don't take vacation now. It will effect in company and Will be effect to me itself. He told me to take some outings.
He offer a dinner at his home and also fishing near to his house.
Anyway I plan to change my style little bit.
